Before the TAL (Tribunal administratif du logement), a documented file carries weight. The demand letter (mise en demeure) is the step that builds it: dated, formal, with proof of receipt, it gives the tenant a final chance to fix the situation.

Tenant disturbing the peace
You must guarantee the other tenants' peaceful enjoyment of the premises. A tenant who causes disturbances is liable: formally demand that it stop.
Refusing to renew a lease
You cannot simply refuse to renew: the tenant is entitled to remain in the dwelling. Your real remedies are repossession, eviction or a notice of modification: each with its own deadlines.
Repossession of the dwelling
Taking back a dwelling for yourself or a relative is your right, but the procedure is strict: notice on time, demonstrable good faith. A formal error costs you a year.
Repairs and maintenance
Your maintenance obligations are real, but so are the tenant's. Know who owes what before the tone rises.
